LET ONLY - A STEP by STEP GUIDE.
Let Only is a service either offered on its own or as the first part of our more comprehensive Full Management Service.

VISIT AND AGREE RENTAL VALUE.
At White Letting, we like to visit your property personally to take details of the accommodation and agree a rental valuation, which will include ground rents or service charges but exclude council tax and utilities. We will answer any questions you may have at this time.

FIND TENANT, VIEWINGS, DEPOSIT AND REFERENCES.
To help us find you a suitable tenant, internal and external digital photographs will be taken for immediate upload onto our web site with a clear description of the property. We will check our tenant’s waiting list before placing advertising or using ‘To Let’ boards if required. While accompanied tenant viewings are arranged with a member of our team, if you prefer, you can be included at this stage should you wish to meet the potential candidate. Interested tenants are then:

  • Given an application form.
  • Asked to pay a deposit equivalent to one calendar month along with one month’s rent.
  • Asked to provide references before a credit check is carried out - if for any reason the references are less than acceptable, we will ask for a guarantor who must also be approved.

We always do our utmost to ensure that properties in our care are never let to unsuitable applicants.

NOTICES AND AGREEMENTS.
A detailed tenancy agreement will be prepared by the White Letting team for tenants to sign. We will sign the agreement on your behalf. Normally an agreement is prepared for an initial fixed period of six months. After the first six months, the tenancy will run on a month by month basis until notice to quit is served. Longer terms are arranged if required.

MOVE TENANT IN AND RENT COLLECTION.
We will agree a suitable date with you for the tenant to move in and make arrangements for how you prefer the rent to be paid. If you go on to use our Full Management Service, payment will be made by direct debit from the tenant to our fully insured clients’ account. Keys will be handed over and the tenant asked to sign for them. Council, gas and electricity suppliers are provided with tenant details, the dates they are due to move in, and up to date meter readings.

If the Let Only service is all you have commissioned us to provide, this completes our service to you and your tenant.
